The proposed facility will have approximately 72 assisted living units and up to four stories. <br />Mr. Bronk and Ms. Caitlin Goff came before the Planning Commission at its September 20, 2011 meeting for a <br />concept review of the site acid facility plan. <br />Analysis: <br />Zoning District: The proposed project is to be located adjacent to the existing Autumn Woods apartment <br />facilities. The parcel for the proposed assisted living facility was purchased by the City in 2000 and was included <br />in the PUD designation that. exists for the existing Autumn Woods facility as part of a Planned Unit <br />Development approved in 2003. The site was sold to LaNel Group in 2004. <br />The Applicant is requesting that the Planning Commission recommend approval to the City Council of both the <br />preliminary and final development: plan, by which redevelopment of the property will result in the proposed <br />construction of an assisted living facility. These plans being proposed are the same plans and can be reviewed <br />and recotmmended for approval sequentially. <br />Once the Final Development Plan has been recommended for approval, the Applicant is requesting that the <br />Final Development Plan be recommended for approval as an amendment to the PUD. <br />Dimensional Regulations: The front yard setback for an R-4 parcel is required to be 30 feet; the side yard <br />setback must: be at least 15 feet for each side yard and 30 feet fora side yard adjacent to a public right-of-way; <br />and the rear yard setback is required to be the greater of 20% of the lot depth or 40 feet from rear property line <br />to proposed structure footprint:. <br />
