Growing Generations Daycare —Site Plan and Final Plat <br />Frenchman Place 3rd Addition <br />Page 3 <br />the site, one of which is proposed to be filled. A drainage and utility easement will be necessary <br />over the remaining wetland. <br />Site Plan <br />Proposed Development <br />The applicant is proposing to construct a 9,301 square foot commercial building on a 1.89 acre <br />parcel. Development of this parcel requires a final plat to be known as Frenchman Place 3rd <br />Addition. <br />Building Materials/Elevations <br />The applicant has provided building renderings and elevations of the daycare facility. The building <br />appears to have attractive four-sided architecture, with significant glass on all elevations. Staff <br />believes the architecture of this building is particularly important as the south elevation abuts <br />CSAH 8 and will be highly visible. The applicant has worked on the architecture on the south <br />elevation and staff is comfortable with the design. Staff recommends that the applicant increase <br />the amount of cultured stone on the north (front) of the building to match the south (back) <br />elevation. Within the commercial/industrial design guidelines, it states each building, regardless <br />of size, shall have a clearly defined, highly visible entrance. Staff believes this could be done by <br />bringing the stone higher and enclosing the two front pillars with cultured stone, which would help <br />make the entrance a primary focal point. <br />The applicant has indicated that the building material for the daycare facility will be a combination <br />of cultured stone and Hardieboard or LP Smart Side siding, including trim and shingles. The <br />renderings show a pitched roof with gables and the building with a variation of projections, <br />materials, and windows. The rendering and material sample board show good use of color and <br />building material variation. There are good design features that include overhangs with <br />architectural elements at the corners. It is staff's opinion that the finished building will be <br />attractive and exude quality as illustrated in the renderings. Staff believes the proposed building <br />will integrate well within the Frenchman Place development, as well as Victor Gardens to the <br />south, and the proposed architecture meets the intent of the commercial and industrial design <br />guidelines. <br />Trash Enclosures <br />The applicant has shown a location for a trash enclosure for the building located on the west side <br />of the parking lot. The trash enclosure will be constructed of materials to match the daycare <br />facility. The applicant has proposed building materials that include cultured stone and <br />Hardieboard or LP Smart Side siding with a hinged gate. <br />Mechanical Equipment Screening <br />The applicant is showing the mechanical equipment being located on the northwest corner of <br />building.
