Growing Generations Daycare —Site Plan and Final Plat <br />Frenchman Place 3rd Addition <br />Page 6 <br />Sidewalks/Trails <br />A trail has been constructed on the north side of CSAH 8. The applicant has provided a sidewalk <br />connection through the site to connect to the CSAH 8 trail. The trail goes through the enclosed <br />fenced area of the property, which will allow the daycare to have access to the trail. <br />Park Dedication <br />Commercial/Industrial property is exempt from park dedication. <br />6. CONCLUSION: <br />Staff has reviewed the site plan and final plat for consistency with ordinance standards and the <br />City's commercial and industrial design guidelines. Staff finds the applications are consistent <br />with the standards subject to the recommended conditions mentioned in the attached resolution. <br />7. PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission agreed that the applications met the necessary requirements to <br />approve the site plan and recommended approval to the City Council. <br />8. STAFF RECOMMENDATION: <br />Staff recommends approval of the site plan for the commercial building, subject to the conditions <br />listed in the attached resolutions. <br />Staff recommends approval of the final plat for Frenchman Place 3rd Addition, subject to the <br />conditions listed in the attached resolutions. <br />ATTACHMENTS: <br />1.
