CITY OF HUGO <br /> RESOLUTION 2016-6 <br /> APPROVING A FINAL PLAT ON PROPERTY LOCATED NORTH OF <br /> FRENCHMAN ROAD (COUNTY ROAD 8) AND WEST OF EVERTON AVENUE <br /> WHEREAS, Amcon Construction Company, LLC. has requested approval of a final plat <br /> for one lot and two outlots on the property legally described as follows: <br /> Outlot A, Frenchman Place 2nd Addition <br /> WHEREAS, the City has prepared a development agreement covering the improvements <br /> related to said plat; <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br /> THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br /> request for a final plat, subject to the following findings and conditions, and; <br /> FURTHER, that the development agreement for said final plat be approved, and that the <br /> Mayor and City Administrator be authorized to execute the development agreement on <br /> behalf of the City; subject to the following conditions: <br /> 1. A Final Plat is approved to create 1 lot in Frenchman Place 3rd Addition, in <br /> accordance with the application and plans received on January 7, 2016 and revised on <br /> February 9, 2016, except as amended by this resolution. <br /> 2. The Final Plat shall be subject to the pre plat approvals (Resolutions 2008-17) granted <br /> by the City Council on March 8, 2008, except as amended by this resolution. <br /> 3. Approval is contingent upon approval of the wetland mitigation/replacement plan <br /> from the Technical Evaluation Panel (TEP). <br /> 4. Commercial/Industrial property is exempt from park dedication. <br /> 5. The Everton AUAR fees for this site have been previously satisfied. No additional <br /> payment is required. <br /> 6. Compliance with condition 7 of Resolution 2008-17 approving the preliminary plat is <br /> not required for this of future phases of Frenchman Place. Each new application shall <br /> be evaluated for compliance with City Code and Commercial and Industrial Design <br /> Guidelines in place at the time of site plan review and approval. <br /> 7. Prior to the release of the final plat for recording, the developer must comply with the <br /> following conditions: <br />
