Victor Gardens North Village Th Addition
Page b
Grading/Drainage
The site was graded several years ago as part of the Victor Gardens North Village
development. As a result, the proposed grading is relatively minor.
The stormwater management plan for the Victor Gardens North Village was designed to
manage the majority of the stormwater for this site. The plans include minor
modifications to the pond on the northwest corner of the property to serve the remainder
of the plat. The stormwater pond located south of Rosemary Way directly south of the
development will serve the majority of the project area. The applicant will need to
complete an as -built survey of the pond to verify that it remains consistent with the
original design.
Wetlands
The wetlands located near the west and south access roadway locations (as graded) are
under review by the Technical Evaluation Panel (TEP) for'consideration as incidental
wetlands. Staff expects that the wetlands will be deemed incidental due to grading;
however; the formal approval is pending.
Utilities
The storm sewer facilities will be privately owned and maintained by the HOA. The
sewer and water will be publicly owned and maintained. The sewer and water will be
located within Outlot A and the associated drainage and utility easement.
Preliminary Plat
The applicant is requesting approval of a preliminary plat to allow the creation of 33
townhome units on this 8.51 -acre site.
Lot Size
The PUD district has no minimum standards for lot size; however, the proposed
development would comply with the intent of the original PUD plan.
C. Conclusions
Staff has reviewed the PUD amendment and preliminary plat for consistency with the
applicable standards outlined in the Comprehensive Land Use Regulations and finds that
the applications are generally consistent with the standards with the conditions of
approval as recommended in the attached resolutions. The developer complies with the
intent of the original PUD approvals to provide a traditional neighborhood development.
