Victor Gardens North Village 7' Addition <br />Page 5 <br />SidewalkslTrai is <br />Sidewalks are provided on both sides of Rosemary Way. In addition, there is a 10 foot <br />trail easement along the western boundary of the plat to accommodate the future trail. <br />The applicant is proposing to build a portion of the trail to Rosemary Way. <br />Signage <br />No development signage is proposed at this time. If there is signage proposed at a later <br />date, a sign permit shall be approved and issued by the City. <br />Parking <br />Parking for the townhomes is required at 2.5 stalls per unit. Each unit has a two -car <br />garage. The driveway in front of the garage is a minimum of 22 feet long, in order to <br />accommodate parking in front of the units. Additional guest parking is required at a rate <br />of one space per five units (for a total of 7 spaces). The applicant has indicated that the <br />streets will be constructed to be 28 feet wide and can accommodate on street parking. <br />Staff agrees with the applicant that the streets will be sufficient for guest parking. <br />Landscaping <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for the <br />development. The landscape plan exceeds ordinance requirements. The plan shows <br />landscaping around the perimeter of the site as a buffer, as required by the original PUD <br />approval. The applicant is currently showing 35 units on the landscaping plan. The <br />applicant shall update the landscape plan for the 33 unit plan design. <br />The applicant is also showing open space that includes a pergola and landscaping as a <br />gathering space for the residents. The applicant has stated that this would be a good <br />location for a set of mailboxes. <br />Park Dedication <br />The developer had previously satisfied park dedication requirements and no additional <br />dedication is required. <br />StreetsMccess <br />Access to the site is provided by Rosemary Way and Elmcrest Avenue. There are no <br />public streets proposed within the development. The private drives within the <br />development would be maintained by the Homeowners Association (HOA). <br />
