MINUTES FOR THE CITY COUNCIL MEETING ON JANUARY 21, 2014 <br />Mayor Weidt called the meeting to order at 7:01 p.m. <br />PRESENT: Bronk, Klein, Petryk, Weidt <br />ABSENT: Haas (was present via Skype; however, he was not participating as a voting member <br />of the City Council) <br />ALSO PRESENT: City Administrator Bryan Bear, Assistant City Attorney Josh Brekken, City <br />Engineer Jay Kennedy, Planner Rachel Juba, and City Clerk Michele Lindau <br />Approval of the Agenda <br />Weidt made motion, Klein seconded, to approve the agenda as presented: <br />All Ayes. Motion carried <br />Approval of the Consent Agenda <br />Bronk made motion, Petryk seconded, to approve the following Consent Agenda item: <br />Approval of Claims <br />All Ayes. Motion carried. <br />Approval of Claims <br />Adoption of the Consent Agenda approved the Claims Roster as presented. <br />Preliminary Plat and Planned Unit Development for LaValle Fields <br />Lavalle Fields, LLC, 6607 145th Circle North, has applied for Preliminary Plat and Planned Unit <br />Development (PUD) approval for a senior housing and a multi -family residential development to <br />be constructed on 39.56 acres. This site is located to the west of Lions Park, 5524 Upper 146th <br />Street North, and is comprised of seven parcels owned by Marvin Lavalle. The preliminary plat <br />includes one lot and four outlots to be known a "LaValle Fields". The PUD General Plan will be <br />for 29.17 acres of the property and will be rezoned from Future Central Business (FCB) and <br />Central Residential (CR -3) to Planned Unit Development (PUD). The remaining 8.53 acres will <br />continue to be zoned CR -3. The property includes wetlands and floodplain for a total buildable <br />acreage of 16.18 acres. The senior housing facility is proposed to be 130 units and will include <br />41 independent living, 67 assisted living, and 22 memory care. There are three proposed <br />apartment buildings with 45, 50, and 70 units for a total of 165 units. The total proposed number <br />of units is 295 for an overall density of approximately 18 units per acre. <br />
