RESOLUTION 2014-25 <br />APPROVING FINAL PLAT AND DEVLEOPMENT AGREEMENT FOR <br />LAVALLE FIELDS FIRST ADDITION ON PROPERTY LOCATED WEST OF <br />FINALE AVENUE NORTH OF FRENCHMAN ROAD (CSAH 8) <br />WHEREAS, Lavalle Fields, LLC, has requested approval of a final plat to allow the <br />creation of I lot and 4 outlots on the 39.56 acre property legally described as follows: <br />(See Attached) <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Lavalle Fields, LLC, for a final plat, subject to the following conditions: <br />1. The final plat is approved to allow the creation of 1 lot for construction of a senior <br />housing facility and 4 outlots, in accordance the approved preliminary plat and <br />phasing plan stamp dated December 2, 2013, and the final plat plans received by the <br />City and dated May 30, 2014, except as amended by this resolution. <br />2. The final plat shall be subject to the preliminary plat approval granted by the City <br />Council on February 3, 2014. (Resolution # 2014-5). <br />3. The final plat shall be subject to the PUD approval granted on February 3, 2014. <br />(Resolution # 2014-3). <br />4. A final plat is approved in accordance with the preliminary plat and the PUD phasing <br />plan and stamp dated December 2, 2013, except as amended by this resolution. <br />5. The applicant must comply with all conditions outlined in the City Engineer's memos <br />dated December 12, 2013 and July 9, 2014. <br />6. The developer shall obtain all necessary local, state, and federal permits. <br />7. Outlot A shall be to be dedicated to the City to satisfy the park dedication <br />requirement for the plat. <br />8. Outlot B is intended for a future phase of the PUD, contains wetlands, and will <br />remain in its existing ownership. <br />9. Outlot C is intended for a future development and will remain in its existing <br />ownership. <br />10. Outlot D is intended for a stormwater management facility that will be constructed <br />with Phase 2 of the PUD and will remain in its existing ownership. <br />
