Resolution 2012-25 <br />• Page 2 <br />Signage <br />f. Wall signage must be finalized and submitted for a permit in compliance with the <br />comprehensive sign plan required by the previous condition. <br />g. One monument sign shall be allowed. The project is not defined as a shopping <br />center; therefore, the development monument sign is not permitted and a <br />comprehensive sign plan for the overall development is not required. The plans <br />must be revised accordingly. <br />h. The city finds that condition 6(c) from Resolution 2008-16 is no longer applicable. <br />i. The monument sign references on sheet A101 shall be corrected. <br />Parks and Trails <br />j. The developer will be required to repair or replace any trail areas disturbed <br />during construction. <br />k. The developer shall extend the sidewalk connection to the new private drive. <br />I. Pedestrian connections should be provided between this lot and Rosemary Way. <br />The developer is encouraged to update the concept plan to show how these <br />connections could be made. <br />Streets, Access and Parking <br />m. The private drive shall be constructed by the applicant in accordance with City <br />standards and shall be maintained by the Frenchman Place Association. <br />n. A minimum of 65 parking stalls are required. The plans must be revised to meet <br />this minimum standard. <br />o. The dead-end parking lots have limited space for vehicle maneuvering. The <br />applicant must submit an exhibit for City review and approval to show how <br />vehicles will maneuver out of these dead -ends. <br />Landscaping and Open Space <br />p. The developer and/or the owner's association shall be responsible for <br />maintenance of the landscaping and irrigation systems within the development. <br />q. The landscape plans shall be revised to show how the interior parking lot <br />requirements of a minimum of 5% of their interior area set aside for landscaping <br />(as specified in Section 90-181(n)2 of the City Code) have been met. <br />r. The landscape plan shall be revised to meet minimum landscape requirements <br />for total number of trees and minimum planting size. Specifically: <br />a. A minimum of 12 overstory deciduous trees a minimum of 2.5 -inch caliper <br />shall be provided. <br />
