Resolution 2008-12 <br />Page 2 <br />7. All platted townhome lots shall comply with the following setbacks: <br />Front yard from public street <br />15 feet <br />Between buildings <br />20 feet <br />Setback around the perimeter of the site <br />exterior property lines <br />30 feet <br />8. All townhome buildings must be sprinklered. Twinhome buildings and Courtyard <br />units are not required to be sprinklered. <br />9. Prior to final plat approval, the applicant must comply with the following conditions: <br />Architecture <br />a. The plans must be revised to clearly identify how the mechanical equipment for <br />the townhomes will be screened. <br />b. Building materials and architectural details shall be as shown on the plans and <br />according to the design palette submitted to the City. Building colors and <br />materials shall be harmonious throughout the development. <br />c. All building elevations shall receive nearly equal treatment and visual qualities. <br />d. No adjacent home shall have the same front elevation colors. Materials shall be <br />consistent with the architectural plans and design palette approved as part of this <br />PUD amendment. <br />Signage <br />e. No development signage is proposed or approved. <br />Parks and Trails <br />f. Trails and sidewalks shall be as shown on the plans received on March 7, 2008. <br />g. The planned future trail on Elmcrest Avenue shall connect to the planned trail <br />south of CSAH 8. The developer shall work with the City and County to ensure <br />these connections are made. <br />h. A 10 -foot trail easement is required along Elmcrest Avenue for the future trail. <br />This easement shall be shown on the plans and all improvements, including the <br />proposed driveways and landscaping, must be removed from this trail easement. <br />i. Park dedication requirements for this site have been met with previous additions. <br />No additional park dedication is required for this phase. <br />
