A <br />CITY OF HUGO <br />RESOLUTION 2008-13 <br />APPROVING PRELIMINARY PLAT FOR THE ROTTLUND COMPANY, INC. FOR <br />"VICTOR GARDENS NORTH VILLAGE 5TH ADDITION" ON PROPERTY <br />LOCATED NORTH OF ROSEMARY WAY AND EAST OF ELMCREST AVENUE <br />NORTH <br />WHEREAS, The Rottlund Company, Inc. has requested approval of a preliminary plat to <br />allow construction of 72 townhome units on the 12.74 -acre property legally described as <br />follows: <br />Outlot A, Victor Gardens North Village 2"d Addition, according to the <br />recorded plat thereof, Washington County, Minnesota. <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by The Rotdund Company, Inc. for a preliminary plat, subject to the following <br />conditions: <br />1. A preliminary plat is approved to allow the creation of 72 townhomes in accordance <br />with the plans received by the City on March 7, 2008, except as amended by this <br />resolution. <br />2. Approval is contingent upon the City Council approval of the requested PUD <br />amendment. <br />3. Development standards shall be as approved in Victor Gardens PUD concept plan <br />approvals (Resolution # 2000-47) and Victor Gardens North PUD approvals (2005-05 <br />and 2005-06), except as otherwise noted herein. <br />4. Park dedication requirements for this site have been met with previous additions. No <br />additional park dedication is required for this phase. <br />5. The developer must obtain all necessary permits from the City. <br />6. The development shall comply with the Fire Chief s requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />
