Resolution 2008-19 <br />Page 3 <br />c. Wall signage must be mounted on a common architectural background. The <br />letters appear to be individually mounted directly on the surface but no details <br />have been provided. The plans will need to be revised to include a common <br />architectural background for the wall signs. <br />j. Sign details, including materials, lighting and colors must be submitted for review <br />and approval by the City. The details shall include the lighting types, methods <br />and intensity. <br />Parks and Trails <br />k. Crosswalk details for the portion of sidewalks the cross the parking and drive lane <br />areas shall be submitted for review and approval by City staff. <br />a. The sidewalk connection to the CSAH 8 must be constructed at the <br />applicant's expense when the CSAH 8 trail is constructed. <br />b. All other sidewalks and crosswalks must be constructed with the bank <br />building. <br />1. The developer will be required to repair or replace any sidewalk areas disturbed <br />during construction. <br />m. Park dedication is due for Lot 1, Block 4 at this time. The current park dedication <br />fee for commercial property is $2,400 per net acre (0.803 net acres) for a total due <br />of $1,927. <br />Streets, Access and Parking <br />n. The Applicant will need to work with the City Engineer to determine appropriate <br />locations for directional signage to facilitate proper traffic flow within the site. <br />Landscaping and Open Space <br />o. The developer and/or the owner's association shall be responsible for <br />maintenance of the landscaping and irrigation systems within the development. <br />p. The boulevard plantings along Everton Avenue, Victor Path and Leopold Lane <br />have already been installed, except that the applicant will plant the remaining 3 <br />street trees along Everton Avenue (between CSAH 8 and the bank entrance) to <br />continue the Victor Gardens streetscape. The Applicant will be required to <br />provide protection measures for these trees during construction and replace any <br />trees if damaged during construction. <br />q. The applicant shall work with Rottlund Homes to address the concerns raised in <br />their May 1, 2008 letter requesting additional landscaping to screen this <br />commercial use from the adjacent residential homes. <br />
