Resolution 2008-19 <br />Page 2 <br />4. Prior to building permit approval, the developer must comply with the following <br />conditions: <br />a. The developer must submit a PUD final plan for review and approval by City <br />staff. <br />Architecture <br />b. Final building elevations shall be submitted for review and approval by the City <br />that address the changes requested by the ARC and the City. <br />c. If used, gutters and downspouts shall be shown on the plans and designed to <br />match the architecture of the building. <br />d. A final color/material palette shall be submitted for review and approval by the <br />ARC and the City. This sample board shall include all exterior building materials <br />and colors. <br />Trash and Recycling <br />e. Trash and recycling areas must be designed internal to the building or as an <br />integral part of the building. The plans comply with this requirement. <br />Signage <br />f. Plan details for the Victor Gardens entry monument sign at the northeast corner of <br />the site shall be submitted with this site plan, if the Victor Gardens 0 Addition <br />developer intends to install this sign. The design and materials of this sign will <br />need to be consistent with the other entry monument signs for Victor Gardens. <br />g. The bank monument sign is approved subject to the submitted plans, except that <br />the building materials must be revised to use the materials used on the bank <br />building. <br />h. The electronic message board portion of the sign shall maintain constant <br />illumination and only alternate to display time and temperature. <br />i. Wall signage must be generally consistent with the other commercial <br />developments in Victor Gardens and the Victor Gardens sign criteria approved by <br />the City on January 23, 2008. Specifically: <br />a. The wall sign locations shown on the plan are approved. <br />b. Signage must be externally illuminated letters and logos. The plans indicate <br />that the wall signs will be internally illuminated. The plans will need to be <br />revised to include an acceptable external illumination method. <br />
