Resolution 2007-25 <br />Page 4 <br />y. The developer and/or the owner's association shall be responsible for <br />maintenance of the landscaping and irrigation systems within the development. <br />z. The plans must be revised to show the CSAH 8 landscape plan on the landscape <br />plan. <br />Miscellaneous <br />aa. The developer must comply with all conditions outlined in the City Engineer's <br />memo dated May 2, 2007. <br />i) The Lot 2 property owner will need to enter into a License Agreement or <br />Encroachment Agreement with the City to allow the deck within the drainage <br />and utility easement. <br />ii) The developer must submit additional details for the deck footings that will be <br />located within the pond itself for review and approval by the City Engineer. <br />The footing construction must be completed in a manner that will not result in <br />any filling of the pond. <br />iii) The developer shall submit final plans that include storm sewer design details <br />for the design of the storm sewer structure adjacent to existing retaining wall. <br />Several portions of the existing storm sewer system will be removed and <br />relocated as part of the project. Final plans must be submitted for review and <br />approval by the City Engineer. <br />iv) The plans shall be revised to update the existing grades along the trail located <br />along the southern edge of the proposed development to confirm the planned <br />emergency overflow to the south. City policy requires a minimum of 1.0 feet <br />of separation between the emergency overflow and the low floor elevation. <br />Final plans must be submitted for review and approval by the City Engineer. <br />bb. The developer shall obtain all necessary local, state, and federal permits. <br />cc.
