The developer and/or the owner's association shall be responsible for maintenance of <br />the landscaping and irrigation systems within the development. <br />11. The homeowner's association documents shall include language to ensure that the <br />enclosed garage spaces are maintained for vehicle parking and that parking of <br />snowmobiles, boats, RVs and other recreational vehicles in the driveway is <br />discouraged. The covenants shall be drafted to prohibit the storage of anything in the <br />garage or driveway that would prevent the storage and parking of vehicles. Such <br />language shall also be included in the Developers Agreement. <br />12. Residential building materials and architectural details shall be as shown on the <br />townhome elevations and plans received on December 12, 2005. <br />13. The developer's architectural control committee (ARC) shall review and approve all <br />building designs for compliance with this resolution, prior to building permit <br />submittal. A written copy of the ARC approval shall be submitted with the building <br />permit application for each building. The City shall review the building architecture <br />for compliance with the approved plans prior to issuance of building permits. <br />14. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 1195.400 of the <br />City Code. <br />15. All platted townhome lots shall comply with the following setbacks: <br />Front yard from public streets <br />15 feet <br />Between buildings <br />20 feet <br />Required Parking for townhomes <br />(mMuding garage stalls <br />2.5 stalls per unit <br />16. Prior to final plat approval, the applicant shall provide copies of the HOA <br />documents/covenants for City review. A copy of the covenants shall be filed with the <br />final plat. <br />17. At the time of final plat submittal, the developer must submit final development plans <br />with the PUD final plan application. <br />18.
