Resolution 2006-31 <br />Page 2 <br />c. Outlot C contains wetlands, portions of Clearwater Creek (west of Everton Avenue and <br />north of Valjean Boulevard) as well as stormwater pond A. It is intended for preservation <br />and access purposes adjacent to the creek and will be owned and maintained by the <br />homeowner's association. <br />d. Outlot D contains wetlands, portions of Clearwater Creek (west of Everton Avenue and <br />south of Valjean Boulevard) as well as stormwater pond B. It is intended for preservation <br />and access purposes adjacent to the creek and will be owned and maintained by the <br />homeowner's association. <br />e. Oudot E contains wetlands and stormwater pond C. It is intended for preservation and <br />access purposes and will be owned and maintained by the homeowner's association. <br />f. Outlot F contains wetlands, portions of Clearwater Creek (east of Everton Avenue), <br />stormwater pond D and the City lift station. It is intended for preservation and access <br />purposes adjacent to the creek and lift station and will be owned and maintained by the <br />homeowner's association. <br />6. Park dedication requirements for this site have been met with previous additions. No <br />additional park dedication is required for this phase. <br />7. All cul-de-sac streets shall be at least 26 feet wide, face to face, with parking permitted on <br />one side, as shown on the plans. <br />8. Private driveways in front of the homes shall be a minimum of 22 feet long to accommodate <br />parking. <br />9. Sidewalks are required along both sides of all public streets, except the cul-de-sacs and <br />bridges. <br />10. The developer and/or the owner's association shall be responsible for maintenance of the <br />landscaping and irrigation systems within the outlots and public right-of-way. <br />11. The homeowner's association documents shall include language to ensure that the enclosed <br />garage spaces are maintained for vehicle parking and that parking of snowmobiles, boats, <br />RVs and other recreational vehicles in the driveway is discouraged. The covenants shall be <br />drafted to prohibit the storage of anything in the garage or driveway that would prevent the <br />storage and parking of vehicles. <br />12. The mailboxes must be architecturally compatible with the homes in the development, as <br />shown in the photos submitted January 12, 2006. <br />13. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 1195.400 of the City <br />Code. <br />1 <br />
