r .t <br />RESOLUTION 200648 <br />APPROVING A PUD GENERAL PLAN FOR THE POSTAL CREDIT UNION ON <br />PROPERTY LOCATED NORTH OF FRENCHMAN ROAD (COUNTY ROAD 8) AND <br />EAST OF ELMCREST AVENUE NORTH <br />WHEREAS, The Postal Credit Union has requested approval of a PUD General Plan to allow <br />construction of approximately 5,000 square feet of commercial on the 5.88 -acre property legally <br />described as follows: <br />Outlot A, Victor Gardens North Village 3"d Addition, Washington County, <br />Minnesota. <br />WHEREAS, the Planning Commission has reviewed the PUD General Plan at a duly called <br />Public Hearing and recommends approval; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by Postal Credit <br />Union for a PUD General Plan, subject to the following conditions: <br />1. A PUD General Plan is approved for a bank with 4 drive-through lanes, in accordance with <br />the plans and application received by the City on June 29, 2006, and revised on July 24, <br />2006, except as amended by this resolution. <br />2. Approval is contingent upon City Council approval of the requested Preliminary Plat. <br />3. The development shall be consistent with the Victor Gardens PUD concept plan approvals <br />(Resolution # 2000-47), except as otherwise noted herein. <br />4. Development standards for the PUD shall be as indicated on the plans and graphics dated <br />July 24, 2006, except as amended by this resolution. <br />5. The bank shall comply with the setbacks as shown on the plans. <br />6. The bank building shall be sprinklered. <br />7. PUD flexibility is granted to permit 25 parking spaces where 33 are required. <br />8. PUD flexibility is granted to permit 100 feet of stacking at each drive -though lane where 180 <br />feet is required. <br />9. Prior to recording of the final plat, the following conditions shall be addressed: <br />a. A PUD final plan shall be submitted for administrative review and approval by the City. <br />b. The master site plan created by Westwood shall be revised to show the sidewalk <br />connection from Street A to the planned trail on CSAH 8. <br />
