The site plan shall be revised to provide an additional sidewalk connection between the <br />building and Victor Hugo Boulevard. <br />e. The applicant shall submit cross access and maintenance agreements for the shared <br />private drive for review and approval by the City Attorney. <br />f. The applicant shall comply with all conditions from the City Engineer's memo dated <br />August 1, 2006. <br />g. All mechanical equipment shall be screened as required by Code and the PUD Concept <br />Plan approval. The plans shall be revised to screen the electric transformer and identify <br />where all the other mechanical equipment will be located. <br />h. The building elevations shall be revised to provide greater visual relief and architectural <br />detail on all four sides, including changes to the roofline and variation in the plane of the <br />walls to break up the building mass. The applicant shall work with city staff to ensure <br />that this condition is met. <br />i. Building material samples shall be submitted for City review and approval. The samples <br />shall include colors for shingles, brick and stone. Building colors and materials shall be <br />harmonious with other phases of the Victor Gardens development. <br />j. All signage shall comply with the following conditions: <br />i. No freestanding signage is allowed on the subject property. <br />ii. PUD flexibility is granted to allow two wall signs are permitted for the bank (on the <br />south and west elevations as shown). Each wall sign may not exceed 36 square feet <br />in size. Sign area shall be measured according the Hugo City Code requirements. <br />iii. Details for the directional signage shall be submitted for City review and approval. <br />iv. Directional signs on the canopy shall be permitted as shown. <br />v. Revised sign details shall be submitted for City review and approval. <br />k. The height of the light poles shall be identified. <br />1. The landscape plan shall be revised to provide shading over 25% of the parking lot within <br />15 years, as depicted on the landscape plan dated August 3, 2006. <br />10.
