Cross access and maintenance agreements shall be recorded with the final plat for all <br />shared private driveways or streets. <br />13. Drainage and utility easements shall be recorded with the final plat for all private <br />drives. <br />14. Additional guest parking shall be provided in the northwest portion of the side to <br />provide convenient access to the townhomes. <br />15. The development shall comply with the Fire Chief s requirements regarding fire now <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />Parks/Open Space <br />16. The plans should be revised to identify the private recreational space required for the <br />townhomes. <br />17. Park dedication requirements were fulfilled with the first phase of this development <br />when Outlots B and F were dedicated to the City. Outlot B is being replatted as <br />Outlot B of Heritage Ponds 2"d Addition. No additional park dedication is due. <br />18. The developer shall construct the public trail within Outlot B. <br />19. The developer shall construct the planned overlook in Outlot C. <br />20. The developer shall remove the existing barn on Oudot B. <br />Drainage/Stormwater Management <br />21. The applicant shall obtain approval of the land development plan by the Rice Creek <br />Watershed District, including the proposed wetland impacts and mitigation. <br />22. The minimum floor elevations shall comply with Section 1175-060.1 of the Hugo <br />Zoning Ordinance. <br />23.
