Resolution 2005-12 <br />Page 3 <br />13. The shared drives for the detached townhome units shall be no less than 22 feet in <br />length and shall remain unobstructed to accommodate parking. <br />14. The development shall comply with the Fire Chief s requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />15. The applicant shall resolve all remaining issues with final street and utility plans <br />according to the City Engineer's comments. <br />16. The existing well and septic shall be abandoned and municipal utilities shall be <br />extended to serve this property. <br />Sidewalks and Trails <br />17. Sidewalks/trails shall be as shown on the plans. <br />18. All sidewalks shall be at least 5 feet in width. <br />19. The HOA shall be responsible for maintenance of sidewalks within the development. <br />Drainage/Stormwater Management <br />20. The applicant shall obtain approval of the land development plan by the Rice Creek <br />Watershed District, including the proposed wetland impacts and mitigation. <br />21. Prior to final plat approval, the applicant must receive all City and watershed <br />approvals for the storm water drainage system. Construction of the required drainage <br />improvements shall be coordinated with improvement to the trunk drainage system. <br />22. The minimum floor elevation shall comply with Section 1175-060.1 of the Hugo <br />Zoning Ordinance. The applicant shall provide minimum floor elevations for all units <br />to ensure compliance with City requirements. <br />Shoreland Management <br />23.
