The design palette for the detached townhomes shall be approved by the City <br />approval prior to issuance of building permits. The palette shall include colors for <br />siding, shakes, shutters, shingles, brick and stone. Building colors and materials shall <br />be harmonious throughout the development. <br />5. No adjacent home shall have the same front elevation colors or architectural styles. <br />6. The detached townhomes shall be subject to the architectural review and design <br />guidelines which were created for the development. <br />Landscaping and Lighting <br />7. The HOA shall be responsible for maintenance of the 145a' Street median landscaping <br />and irrigation. <br />8. The irrigation plan must be submitted for City review and approval prior to issuance <br />of building permit. <br />9. Lighting fixtures shall be the same as those provided in the Diamond Point West <br />development. Light bases shall comply with City standards. <br />10. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 1175-140.1 of the <br />Zoning Ordinance. <br />Streets, Parking and Utilities <br />11. Approval of this development is contingent upon reconstruction of Goodview <br />Avenue. No building permits shall be issued until reconstruction of Goodview <br />Avenue is complete. <br />12. The plat shall comply with the City's street naming system. <br />
