RESOLUTION 2005-33 <br />APPROVING A SITE PLAN FOR GENERATION LAND LLC FOR PROPERTY <br />LOCATED NORTH OF ONEKA LAKE BOULEVARD, SOUTH OF 150"H <br />STREET AND EAST OF GENEVA AVENUE NORTH <br />WHEREAS, Generation Land LLC has requested approval of a site plan to allow <br />construction of 41 townhome lots and two common lots on property legally described as <br />follows: <br />All that part of the west 113 of the northeast quarter of the northeast quarter of <br />Section 20, Township 31 North, Range 21 West, Washington County, Minnesota, <br />lying north of the centerline of Oneka Lake Boulevard, as now established, <br />according to the United States Government Survey thereof; <br />Except that part of the northeast quarter of the northeast quarter of Section 20, <br />Township 31 North, Range 21 West, described as follows: <br />Commencing at the northwest corner of the northeast quarter of the northeast <br />quarter of Section 20; thence south 0 degrees 13 minutes east along the west line <br />of said northeast quarter of the northeast quarter a distance of 825.08 feet to the <br />northerly line of Oneka Lake Boulevard and point of beginning of the property <br />herein to be described, thence north 65 degrees 27 minutes east a distance of <br />95.18 feet; thence north 0 degrees 13 minutes west a distance of 145 feet; thence <br />south 85 degrees 19 minutes 05 seconds west a distance of 86.99 feet; thence <br />south 0 degrees 13 minutes east a distance of 177.45 feet to the point of <br />beginning, according to the United States Government Survey thereof. <br />WHEREAS, the Planning Commission has reviewed the site plan at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA; that it should and hereby does approve the -site <br />plan for Generation Land LLC for "Generation Acres" development, subject to the <br />following conditions: <br />1. A site plan is approved to allow 41 townhome lots and two common lots, in <br />accordance with the plans and application received by the City on September 15, <br />2004 and the revised plans received by the City on April 27, 2005 except as amended <br />by this resolution. <br />2. Approval of the Site Plan is contingent upon the approval of the Preliminary Plat <br />3. The maximum driveway curb cut width shall be 24 feet. <br />4. Shared private drives shall be 20 feet wide, as shown on the plans. <br />
