Resolution 2005-37 <br />Page 2 <br />2. The items identified in the June 27, 2005 City Engineer's memo must be <br />addressed. <br />3. The development agreement must be executed by the developer and the City prior <br />to release of the final plat. <br />4. Development standards shall be according to the PUD general plan and <br />preliminary plat approvals granted by the City Council on February 22, 2005, and <br />as may be amended. <br />5. Park dedication requirements for this site have been met with previous additions. <br />No additional park dedication is required for this phase. <br />6. The developer must obtain preliminary plat approval from Washington County <br />and comply will all conditions of plat approval. <br />FURTHER, that a PUD final plan must be submitted for administrative review and <br />approval prior to issuance of building permits. The following conditions must be <br />addressed in the PUD final plan application: <br />1. The developer shall provide a project phasing plan for the entire 46.43 -acre site. <br />2. At the time of final plat approval for each phase of the development, the applicant <br />shall submit final development plans for the review and approval of the City staff. <br />3. All platted townhome lots (including twinhomes) shall comply with the following <br />setbacks: <br />Front yard (from public street) <br />15 feet <br />Between buildings <br />20 feet <br />Setback around the perimeter of the site <br />(exterior property lines) <br />30 feet <br />From commercial property line <br />15 feet <br />Required parking for townhomes <br />(including garage stalls) <br />2.5 stalls per unit <br />4. All townhome buildings must be sprinklered. Twinhome buildings are not <br />required to be sprinklered. <br />5. Architecture <br />a. The plans shall be revised to identify the location of the mailboxes for the <br />townhomes. The mailboxes must be architecturally compatible with the <br />homes in the development. The applicant must submit final plans for review <br />and approval by the City. <br />
