Residential building materials and architectural details shall be as shown on the townhome plans received on January 28, 2005 and the twinhome plans received on January 24, 2005. 1) The developer shall submit a design palette (including material samples) for the entire project for City review and approval. The palette shall include colors for siding, shakes, shutters, shingles, brick and stone. Building colors and materials shall be harmonious throughout the development. 2) No adjacent home shall have the same front elevation colors or architectural styles. Materials shall be consistent with the architectural plans and design palette required as part of the PUD approvals. 6. Signage a. No development signage for the residential portion is requested. If development signage is requested for the residential portion of the project, a master sign plan must be submitted for review and approval by City staff. 7. Parks and Trails a. Park dedication requirements for this site have been met with previous additions. No additional park dedication is required for this phase. 8. Streets, Access and Parking a. Cross access and maintenance agreements shall be recorded with the final plat for the shared private drives and parking. b. Private driveways in front of the townhome garages shall be 22 feet long to accommodate parking. c. No parking is permitted on the shared drives, except as shown on the approved parking plan dated February 2, 2005. 9. Landscaping and Open Space a. Landscaped areas shall be irrigated. The developer shall submit an irrigation plan for review and approval by the City. b. The developer and/or the owner's association shall be responsible for maintenance of the landscaping and irrigation systems within the development. c. Open space as shown on the plans shall be owned and maintained by the HOA.
