Resolution 2004-14 <br />Page 2 <br />8. Additional freeboard is required adjacent to the infiltration area on Sites 1-5 in Block <br />1. The low floor elevations sites 1- 5 should be established at 941.5 and the low <br />building opening elevations should be established at elevation 942.5. <br />9. A wetland delineation and report shall be provided for City review. The wetland in <br />the southeast corner of the site cannot be delineated until spring. The delineated edge <br />will need to be defined and avoided during all phases of grading and construction. <br />10. The applicant shall work with City staff to revise the pond and rear -yard swale design <br />to make it less susceptible to problems in the future. <br />11. The developer shall pay the City their share of the costs of the Beaver Ponds lift <br />station according to the existing agreement. The cost-sharing will be outlined in the <br />Developers Agreement. <br />12. Prior to approval of the final plat, the water system shall be evaluated by the City <br />Engineer using the City's water system model to verify that the extension of the water <br />system will not result in anticipated operating pressures or fire flows below the <br />required minimums. The applicant shall work with staff to ensure adequate flows are <br />provided. ° <br />13. The developer must obtain all necessary permits from Rice Creek Watershed District <br />and Minnesota Department of Natural Resources. <br />14. The development shall comply with the Fire Chiefs requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />15. The developer shall comply with all City requirements as noted in the comments from <br />the City water resource engineer and the City Engineer, including the following: <br />a. Centerline curve data should be shown on the plans. <br />b. Fondant Trail shall be named Fondant Trail North. <br />c. Hydrant locations should be shown. Hydrants must have a 250' coverage radius. <br />d. Sewer and water main stubs shall be extended to the property line. <br />e. Sewer structures shall be labeled. <br />f. Final grade elevations should be should be shown at all property comers. <br />g. Typical street section should show 24" select granular borrow under the 12" Class <br />V aggregate. <br />h. 12" Class V aggregate should extend V behind back of curb. <br />i. The standard City bituminous trail section should be shown on the plan. <br />16. The developer shall work with the City to finalize the road design in the northeast <br />corner of the site to provide safe circulation without increased maintenance costs. <br />
