Resolution 2004-23 <br />Page 2 <br />6. All trees to be preserved shall be staked with tree protection fencing prior to <br />beginning any site work. <br />7. Monument sign details shall be submitted for City review and approval prior to filing <br />the final plat. <br />8. The applicant should work with the City to provide safe pedestrian access within the <br />development, including the possible striping the new public streets at their <br />intersections with pedestrian crosswalks. <br />9. Architectural elevations of all buildings (type, color and materials used on all exterior <br />surfaces) shall be submitted for City review and approval. <br />10. When the commercial buildings are developed, all building elevations shall receive <br />equal treatment and visual qualities. There shall be no underdeveloped backside to <br />the buildings. <br />11. When the commercial buildings are developed, the buildings shall be of high quality <br />and constructed with durable materials. Major exterior surfaces of all walls shall be <br />vinyl siding, hardiboard or shake and brick or stone and shall coordinate with the <br />architectural style of the townhomes. <br />12. When the commercial buildings are developed, boulevard plantings and sidewalks <br />shall be provided along the north side of Victor Path, the east side of Leopold Lane, <br />and the sidewalk on the west side of Everton Avenue shall be extended to connect <br />with the County Road 8 Trial. <br />13. The applicant shall provide copies of the HOA documents/covenants for City review. <br />A copy of the covenants shall be filed with the final plat. <br />14. The homeowner's association documents shall include language to ensure that the <br />enclosed garage spaces are maintained for vehicle parking and that parking of <br />snowmobiles, boats, RVs and other recreational vehicles in the driveway is <br />discouraged. The covenants should be drafted to prohibit the storage of anything in <br />the garage or driveway that would prevent the storage and parking of vehicles.
