Resolution 2004-34 <br />Page 2 <br />6. Sidewalks or trails are proposed along all public streets. At the time of final plat <br />review, the City may require sidewalk easements or additional drainage and utility <br />easements to insure adequate area for utility installation and the landscape plantings. <br />7. A sidewalk shall be provided on the south side of Flyway Street adjacent to the <br />homes. <br />8. A minimum 5 -foot wide boulevard shall be maintained between the parkway and the <br />sidewalk or trail. The boulevard shall be maximized where possible. This area shall <br />be landscaped with canopy trees according to the parkway landscaping plan to be <br />approved by the City. <br />9. The developer shall work with the City to establish parkway guidelines for <br />landscaping, crosswalks, decorative street lighting and signage. The guidelines shall <br />be drafted for Council approval prior to construction of parkway improvements. <br />10. A master sign plan for the development shall be submitted for City review and <br />approval. <br />11. The right-of-way for the parkway shall be 100 feet. <br />12. The right-of-way for all other roads shall be a minimum of 60 feet. <br />13. Public streets within the development shall be 32 feet in width (face to face). <br />14. The right-of-way for the parkway shall be dedicated with the final plat for the first <br />phase of the development. <br />15. The plat shall comply with the City's street naming system, except as otherwise <br />approved by the City Council. <br />16. No construction traffic will be permitted on 159' Street. The developer shall include <br />such restrictions on all contractor agreements. <br />17. The applicant shall provide a paved access from the south before issuance of building <br />permits. Everton Avenue shall be paved from County Road 8 to the north boundary <br />of the property on Everton. The paving shall comply with the minimum standards <br />identified by the City. <br />18. The private drives shall not exceed 28 -feet in width (back to back). <br />19. The developer should provide information detailing how the private drives would be <br />distinguished from public streets (concrete aprons, signage, narrower width, etc.) for <br />staff review and approval. <br />
