Resolution 2004-73 <br />Page 2 t <br />8. Park dedication shall be cash in lieu of fees due at the time of release of final plat <br />for filing (143 lots x $1800 = $257,400). <br />9. The developer shall pay their share of the Everton Avenue AUAR costs. <br />10. The outlots for the potential future well sites shall be deeded to the City of Hugo <br />with the final plat. <br />FURTHER, that the following conditions be met prior to issuance of building permits: <br />1. The plans must comply with all conditions in the City Engineer's memo dated <br />September 29, 2004. <br />2. Submit one full set of the approved plans to the city prior to issuance of building <br />Its <br />3. The site plan shall be revised to identify setbacks for the homes and community <br />building. <br />4. The grading plans shall be revised to show sidewalk details like Waters Edge <br />North. <br />5. The grading plans show grading off-site adjacent to the southern border of the <br />site. The applicant must obtain easements from the adjacent landowner(s) prior <br />to beginning any work in this area. <br />6. Sidewalk details shall be submitted like Waters Edge North. <br />7. The community building shall be designed to be architecturally compatible with <br />the homes. A final site plan must be submitted for review and approval by City <br />staff. <br />8. The lighting plan must be revised to identify the revised streets surrounding the <br />community center area. <br />9. The landscape plans shall be revised to locate irrigation in the parkway <br />landscaping. <br />10. The developer and the City shall work together to ensure completion of the <br />parkway to CSAH 8. <br />11. Everton Avenue must be paved to the north boundary of the Waters Edge South <br />property adjacent to Everton Avenue, as required as part of the preliminary plat. <br />
