Resolution 2004-80 <br />Page 3 <br />8. Drainage and utility easements shall be recorded with the final plat for all private <br />driveways. <br />9. The land proposed for park dedication and the school/community playfields shall <br />be platted as outlots and deeded to the City with the final plat for the first phase of <br />the development. <br />10. Phase 2 construction shall include the construction of all remaining portions of <br />Oneka Parkway within the limits of the property not constructed within Phase 1. <br />FURTHER, that the following conditions be met prior to issuance of building permits: <br />I. The developer must revise the crosswalk details (sheet 34 of 38) to note that the <br />detail standards will be used for all crosswalks. <br />2. The plans shall be revised to provide connections between the crosswalks and <br />sidewalks/trails. <br />3. The plans shall be revised to provide crosswalks perpendicular to the streets. <br />4. The landscape plans must be revised to correspond with the street plans for 154h <br />Street with a trail on the south and a sidewalk on the north. Trees shall be <br />relocated to accommodate the sidewalks/trails as required. <br />5. The lighting/landscape plan shall be revised to locate all lights within the street <br />right-of-way behind the curb. <br />6. The landscape plans shall be revised to locate trees so that they do not conflict <br />with light poles. <br />7. The HOA documents shall be revised to include legal descriptions for the <br />common spaces. <br />8. HOA documents must be filed at Washington County. <br />9.
