It <br />Resolution 2003-3 <br />Page 2 <br />Commercial Development <br />6. Site plan approval is required for the commercial development planned for Outlot A. <br />No development approvals for the commercial site are granted or implied. <br />7. Commercial development on Outlot A shall comply with all conditions of the Victor <br />Gardens PUD approvals. <br />8. Elevations of all sides of a proposed commercial building shall be submitted with the <br />site plan for determination of compliance with the above requirements. <br />9. Appropriate transitions must be provided between the townhomes and the planned <br />commercial development. <br />10. Sidewalks shall be. provided on the adjacent public streets. <br />Landscaping/Lighting <br />11. The landscape plan shall be revised to comply with City requirements, including <br />location, number and species of proposed landscaping. The revised plan shall be <br />submitted for staff review. <br />12. Boulevard trees shall be planted along both sides of the public streets. The trees shall <br />be planted at a minimum of 50 feet on -center. Within the gas line easement, <br />ornamental trees may be used. <br />13. The applicant shall provide the appropriate transitions and buffers from adjacent <br />properties. The transitions and buffers shall take into account the existing zoning of <br />the adjacent parcels. <br />14. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 6.37 of the <br />ordinance. <br />15. A comprehensive sign plan shall be submitted for Planning Commission review and <br />City Council approval prior to erecting any signage on the property. <br />
