Resolution 2003-3 <br />Page 3 <br />Streets, Sidewalks and Utilities <br />16. The public. street (Street A) shall be increased to 28 feet wide (face to face) with <br />parking on one side. The applicant shall work with City staff to finalize the street <br />design prior to final plat approval. <br />17. Prior to final plat, the applicant shall provide the City the necessary written approvals <br />from Koch Pipeline Company for the encroachments into the existing gas line <br />easement. The approvals must allow the City to encroach into the gas line easement <br />for any required work in the public right-of-way for Street A. <br />18. The developer shall provide B6-18 barrier curb on all public streets. <br />19. The private driveways serving the townhome units shall be a minimum of 21 feet <br />long, but should be 22 feet long where possible. <br />20. Shared driveways serving the townhome buildings may be reduced to 20 feet wide. <br />Driveway J connecting to Street A shall remain 22 feet wide. <br />21. No parking is permitted on the shared driveways. <br />22. The developer shall incorporate different paving materials, signage or some other <br />treatment to demarcate the shared driveways. <br />23. The developer shall identify additional locations for guest parking in order to provide <br />convenient guest parking for all townhomes. <br />24. Sidewalks shall be provided along Driveway G, H and J and shall be extended to <br />Street A, where mid -block connections will be provided to the sidewalk on the east <br />side of Street A. The developer shall work with staff to determine the final locations. <br />25. Pedestrian connections must be provided between the townhomes on Block 2 and the <br />planned commercial development. <br />26. Cross access and maintenance agreements shall be recorded with the final plat for all <br />shared private driveways or streets. <br />27. The development shall comply with the Fire Chiefs requirements regarding fire flow <br />calculations, the location of fire hydrants, access, fire protection and fire lane signage. <br />Drainage/Stormwater Management <br />28. The applicant shall obtain approval of the land development plan by the Rice Creek <br />Watershed District. <br />
