. w <br />RESOLUTION 2003-22 <br />APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR <br />LAKEVIEW HUGO L.L.P. FOR FABLED HILL ON PROPERTY LOCATED <br />EAST OF ELMCREST AVENUE, WEST OF FENWAY BOULEVARD AND <br />NORTH OF 130m STREET <br />WHEREAS, Lakeville Hugo LLP has requested approval of a final plat to allow <br />construction of 52 single family detached homes on property legally described as follows: <br />The northeast quarter of the southwest quarter of Section 30, Township 31, Range <br />21, Washington County, Minnesota. <br />The southeast quarter of the northwest quarter of Section 30, Township 31, Range <br />21, Washington County, Minnesota. <br />Outlot B, Woods of Bald Eagle Lake, according to the plat thereof, Washington <br />County, Minnesota, excepting therefrom that part of Outlot B, platted as <br />Townhomes of Bald Eagle Lake, according to the recorded plat thereof, said <br />Washington County. <br />Except that part lying easterly of the following described line and its southeasterly <br />extension: Commencing at the northwest corner of said Outlot B; thence south 89 <br />degrees 00 minutes 36 seconds east, assumed bearing along the north line of said <br />Outlot B, a distance of 255.07 feet to the point of beginning of the line to be <br />described; thence south 07 degrees 42 minutes 04 seconds west, a distance of <br />556.10 feet; thence south 07 degrees 58 seconds west a distance of 213.94 feet; <br />thence south 55 degrees 55 minutes 49 seconds east, a distance of 358.46 feet; <br />thence southeasterly along a non-tangential curve concave to the southwest, <br />having a central angle of 36 degrees 22 minutes 35 seconds and a radius of 140.00 <br />feet for an arc distance of 88.88 feet, the chord of said curve bears south 52 <br />degrees 18 minutes 59 seconds east; thence south 34 degrees 07 minutes 41 <br />seconds east, tangent to said curve, a distance of 34.69 feet to the north line of Lot <br />22, Block 7, Townhomes of Bald Eagle Lake and said line there terminating. <br />WHEREAS, the City has prepared a development agreement covering the improvements <br />related to said plat; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat for Lakeview Hugo LLP for Fabled Hill; and <br />
