The developer should provide information detailing how the private drives would be <br />distinguished from public streets (concrete aprons, signage, narrower width, etc.) for <br />City review and approval. <br />42. Public streets within the development shall be 32 feet in width (face to face), except <br />that cul de sacs and Falcon Avenue may be 28 feet wide. On -street parking may be <br />allowed in accordance with City policy. <br />43. The reverse curve on Falcon Avenue between Block 13 and Block 16 shall be <br />eliminated. <br />44. The developer shall revise 15e Street to comply with City requirements. The <br />current alignment does not allow access into the eastern manor drive. This must be <br />revised to allow adequate turning movements prior to issuance of building permits. <br />45. The maximum driveway curb cut width shall be 24 feet. <br />46. The developer shall work with City staff to ensure that adequate parking is available <br />without conflicts between Lots 58 and 59 and Lots 61 and 62, Block 21 in the manor <br />home neighborhood. <br />47. The applicant must provide a minimum of 68 guest parking stalls in the Village <br />Townhome neighborhood. Where possible, the parking plan should be revised to <br />eliminate guest parking that is located in the front yard of the townhome units. <br />48. The applicant must provide a minimum of 15 guest parking stalls in the Manor <br />Townhome neighborhood. <br />49. The developer shall identify the number and location of 1-, 2- and 3 -car garages for <br />each unit type. <br />50. The right-of-way for the parkway shall be dedicated with the final plat for the first <br />phase of the development. <br />51. Cross access and maintenance agreements shall be recorded with the final plat for all <br />shared private driveways or streets. <br />52. Drainage and utility easements shall be recorded with the final plat for all private <br />drives. <br />53. The development shall comply with the Fie Chiefs requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />54. The applicant shall comply with all conditions from the City Engineer. <br />55. A detailing phasing plan showing temporary access from the south must be submitted <br />for City review and approval prior to issuance of permits. <br />
