Resolution 2003-65 <br />Page 8 <br />56. The applicant shall work with the City Engineer to size utilities. <br />57. The City will reimburse the developer for the cost of increasing the size of the <br />waterline 24" where requested by the City. <br />58. The 24" watermain shall be extended to tie into the City water tower on the north. <br />The developer must obtain an easement from the property owner to the north to make <br />this connection. <br />59. The existing well and septic shall be abandoned and municipal utilities shall be <br />extended to serve this property in the first phase of development. <br />Sidewalks and Trails <br />60. Sidewalks and trails shall be provided through out the development as shown on the <br />plans submitted by the applicant on October 29, 2003, except as amended by this <br />resolution. <br />61. A 10 -foot wide trail shall be constructed on the east side of the parkway. This trail <br />shall extend to both the north and south property lines. <br />62. A 5 -foot wide sidewalk shall be constructed on the west side of the parkway. This <br />sidewalk shall extend to both the north and south property lines. <br />63. An 8 -foot bituminous trail connection shall be made between the Village Townhomes <br />and the parkway in Outlot K, north of Block 24. A trail easement shall be provided to <br />the City. <br />64. A trail connection must be provided along 157`h Street between the parkway and <br />Fairlawn Avenue and north to the water tower park. <br />65. A minimum 5 -foot wide boulevard shall be maintained between the parkway and the <br />sidewalk or trail and the boulevard shall be maximized where possible. This area <br />shall be landscaped with canopy trees according to the parkway landscaping plan to <br />be approved by the City. <br />66. Sidewalks are proposed along all public streets. At the time of final plat review, the <br />City may require sidewalk easements or additional drainage and utility easements to <br />insure adequate area for utility installation and the landscape plantings. <br />67. The HOA shall be responsible for maintenance of sidewalks within the development. <br />Parks/Open Space <br />68. The land proposed for park dedication and the school/community playfields shall be <br />deeded to the City with the final plat for the first phase of the development. <br />
