0 <br />CITY OF HUGO <br />RESOLUTION 2002-11 <br />APPROVING A PRELIMINARY PLAT FOR KEL-MONT, LLC FOR <br />WILDERNESS VIEW ON PROPERTY LOCATED SOUTH OF 130M STREET, <br />WEST OF GOODVIEW AVENUE AND EAST OF FOX HILL AVENUE <br />WHEREAS, Kel-Mont LLC has requested approval of a preliminary plat to allow <br />construction of eleven single family lots on property legally described as follows: <br />Parcel I <br />The west half of the northeast quarter of Section 32, Township 31, Range 21, Washington <br />County, Minnesota <br />Parcel 2 <br />The north half of the southeast quarter of the northeast quarter of Section 32, Township <br />31, Range 21, Washington County, Minnesota. <br />Parcel 3 <br />The west half of the west half of the south half of the southeast quarter of the northeast <br />quarter of Section 32, Township 31, Range 21, Washington County, Minnesota. <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE- IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat for Kel-Mont LLC on property located south of 130' Street, west of <br />Goodview Avenue and east of Fox Hill Avenue, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of eleven single family lots and <br />one outlot, in accordance with the plans and application received by the City on <br />February 1, 2002, except as amended by this resolution. <br />2. Development standards shall be as required by the R-3 district. No variances are <br />granted or implied. <br />3. The area identified as Outlot A, located between Lot 4, Block 2 and Lot 5, Block 3 <br />shall be removed and the property shall be platted as part of the adjacent lots. A 45 - <br />foot easement shall be provided to the City for drainage and utilities and the trail. <br />4. The area identified as Outlot B shall be removed and shall be platted as part of the <br />adjacent lots. A 30 -foot drainage and utility easement shall be provided to the City. <br />5. The cul-de-sac radius shall be reduced from a 50 -foot to a 45 -foot radius. <br />6. The site plan notes that the right-of-way is 66 feet, but the actual distance is 60 feet. <br />
