CJ <br />M k-1IZI)a4� <br />APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR KEL- <br />MONT, LLC FOR WILDERNESS VIEW ON PROPERTY LOCATED SOUTH <br />OF 130TH STREET, WEST OF GOODVIEW AVENUE AND EAST OF FOX HILL <br />AVENUE <br />WHEREAS, Kel-Mont LLC has requested approval of a final plat to allow construction <br />of eleven single-family lots and one outlot on property legally described as follows: <br />Parcel I <br />The west half of the northeast quarter of Section 32, Township 31, Range 21, Washington <br />County, Minnesota <br />Parcel 2 <br />The north half of the southeast quarter of the northeast quarter o} Section 32, Township <br />31, Range 21, Washington County, Minnesota. <br />Parcel 3 <br />The west half of the west half of the south half of the southeast quarter of the northeast <br />quarter of Section 32, Township 31, Range 21, Washington County, Minnesota. <br />WHEREAS, the City has prepared a development agreement covering the improvements <br />related to said plat; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat for Kel-Mont LLC for Wilderness View; and <br />FURTHER, that the development agreement for said plat be approved, and that the <br />Mayor and City Administrator be authorized to execute the development agreement on <br />behalf of the City; and, <br />FURTHER, that the following conditions be met prior to recording the final plat: <br />1. A final plat is approved to allow the creation of eleven single family lots and one <br />outlot, in accordance with the plans received by the City on May 10, 2002, and <br />revisions received on June 3, 2002, except as amended by this resolution. <br />2. The development agreement must be executed by the developer and the City prior to <br />release of the final plat for filing. <br />3. Development standards shall be as required by the R-3 district. No variances are <br />granted or implied. <br />
