Resolution 2002-27 <br />Page 2 <br />4. A 35 -foot easement shall be provided to the City for drainage and utility purposes <br />between Lot 5 and Lot 6, Block 1. <br />5. A 35 -foot easement shall be provided to the City for trail purposes between Lot 5 and <br />Lot 6, Block 1. <br />6. The developer shall construct the City trail between Lot 5 and Lot 6, Block 1. The <br />trail shall be constructed to City standards and shall be extended to the east property <br />line of Wilderness View. <br />7. A 40 -foot easement shall be provided to the City for drainage and utility purposes <br />between Lot 9 and Lot 10, Block 1. <br />8. Prior to recording the final plat, the developer shall submit all required easements as <br />approved by the City Engineer. <br />9. Grading, drainage and utility plans are subject to final review and approval by the <br />City Engineer. <br />10. Prior to recording the final plat, the developer shall pay the park dedication fees in <br />lieu of land dedication, pursuant to the Dedication Policy in effect at the time of <br />recording the final plat. <br />11. No building permits shall be issued until the final plat is filed. <br />12. The developer must provide written disclosure to potential landowners that the <br />backyard area on these lots is limited.
