CITY OF HUGO <br />RESOLUTION 2002-32 <br />APPROVING FINDINGS OF FACT FOR REZONING FOR KETTLER <br />CONSTRUCTION FOR PROPERTY LOCATED AT THE NORTHWEST <br />QUADRANT OF THE INTERSECTION OF FENWAY BOULEVARD AND THE <br />FUTURE 140TH STREET NORTH <br />WHEREAS, Kettler Construction has requested reclassification of the zoning from R-3 <br />(single family detached residential) to PUD (planned unit development) for a 17.33 -acre <br />parcel, legally described as follows: <br />Parcel 1: Part of the southeast % of the southeast % of Section 19, Township 31, <br />Range 21, being the north 310 feet of the south 670 feet of the west 687.58 feet of <br />the east 787.58 feet. <br />Parcel 2: Part of the southeast % of the southeast % of Section 19, Township 31, <br />Range 21, being the south 515 feet except the north 155 feet of the east 787.58 <br />feet and except the east 50 feet of the north 327 feet of the south 360 feet thereof. <br />WHEREAS, the Planning Commission has reviewed the site plan at a duly called Public <br />Hearing and recommends approval, and; <br />WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from <br />R-3 to PUD; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does support the request <br />by Kettler Construction for the reclassification of the zoning from R-3 to PUD for a 17.33 <br />acre property located at the northwest quadrant of the intersection of Fenway Boulevard <br />and the future 140 Street, based on the following findings: <br />1. The proposed rezoning is consistent with the Comprehensive Plan and other City <br />policies and plans. <br />2. The proposed development meets the intent of the PUD zoning district by providing <br />an efficient use of land by using reduced street width and reduced building setbacks <br />to preserve wetlands. <br />3. The proposed development meets the intent of the PUD zoning district by providing <br />lifecycle -housing opportunities for single -level living in the planned twinhomes. <br />
