RESOLUTION 200240 <br />APPROVING A PUD GENERAL PLAN FOR LAKEVIEW HUGO LLP FOR <br />PROPERTY LOCATED EAST OF ELMCREST AVENUE, WEST OF FENWAY <br />BOULEVARD, NORTH OF 130TH STREET AND SOUTH OF 140TH STREET <br />WHEREAS, Lakeview Hugo LLP has requested approval of a PUD general plan for <br />property legally described as follows: <br />Insert Legal <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Lakeview Hugo LLP for a PUD general plan, subject to the following <br />conditions: <br />1. The PUD general plan for 52 single family detached home lots with three outlots <br />is approved in accordance with the application and plans received by the City on <br />June 13, 2002 and revisions received on June 28, 2002 and July 2, 2002, except as <br />amended by this resolution. <br />2. Approval is contingent upon City Council approval of the requested rezoning and <br />preliminary plat. <br />3. The PUD general plan is approved based on the finding that the proposed project <br />is consistent with the City's Comprehensive Plan. <br />4. Development standards for the PUD shall be as indicated on the plans dated July <br />2, 2002, except as amended by this resolution. <br />5. Structure setbacks shall be as follows: <br />■ 30 -foot front yard setback <br />■ 10 -foot side yard house setback <br />■ 6 -foot side yard garage setback <br />■ 30 -foot rear yard setback <br />■ 50 -foot setback from the OHW of Clearwater Creek <br />6. The developer shall comply with the Shoreland District standards outlined in <br />Section 1155-020.1 of the Zoning Ordinance, including the impervious surface <br />limitations. <br />7. The maximum driveway curb cut width shall be 24 feet. <br />8. The internal public street shall be permitted with a 50 -foot right of way and 28 - <br />foot wide paved surface. One -streets shall be 16 feet wide. <br />9. On -street parking stalls shall be 9' x 23'. <br />
