Resolution 2002-40 <br />Page 2 <br />10. The developer shall work with staff to revise the geometrics of the "Y" <br />intersections and the one-way streets. <br />11. A trail shall be constructed on the north side of the street between the Centex <br />project and the first cul de sac on the north. This trail shall be in addition to the <br />trails shown on the applicant's plans. <br />12. The developer shall maintain an easement over the existing drive to the north for <br />emergency access purposes. This easement must be maintained until the second <br />phase of development is completed and the public the street is extended to <br />Ehncrest Avenue. <br />13. The developer shall work with the City regarding park dedication requirements. <br />Any park dedication fees in lieu of land dedication shall be provided pursuant to <br />the Dedication Policy in effect at the time of recording the final plat. <br />14. The plans shall note the ordinary high water and 100 -year high water elevation for <br />all water bodies. <br />15. The minimum floor elevation shall comply with Section 1175-060.1 of the Hugo <br />Zoning Ordinance. <br />16. The developer is responsible for the full cost of the lift station construction. <br />17. The developer shall install a 12 -inch waterline. The City will reimburse the <br />developer for the cost of increasing the waterline from 8- to 12 -inches. <br />18. The well and septic on Lot 5, Block 6 shall be abandoned and municipal utilities <br />shall be extended to serve this property in the first phase of development. <br />19. The homeowners association shall be responsible for maintenance of Outlot B and <br />the adjacent boulevard islands. <br />20.
