Resolution 2002-66 <br />Page 6 <br />31. The right-of-way for all other roads shall be a minimum of 60 feet, except the <br />parkway, which shall have 100 feet of right-of-way. <br />32. The concept for the parkway is adequate for the initial phase of development. <br />However, modifications may be required during subsequent phases of the <br />development, specifically with development of the school/community playfield site. <br />33. The developer and the City shall work together to ensure completion of the parkway <br />to CSAH 8. <br />34. The applicant shall provide a paved access from the south before issuance of permits. <br />35. No building permits shall be issued until a second access is available. <br />36. The developer shall work with the City to redesign 157th Street to discourage cut - <br />through traffic in the Creekview Preserve development. <br />37. No construction traffic will be permitted on 159th Street. The developer shall include <br />a condition in their construction contracts prohibiting construction traffic on 1590 <br />Street within Creekview Preserve. <br />38. The developer has shown private drives from the Village Townhomes to the vacant <br />property to the east. If Pulte Homes does not develop the property to the east and <br />create a master HOA responsible for the maintenance of the private drives proposed <br />to connect the two developments, private drives G and D shall be revised to be public <br />streets. The revised plans must be submitted for City review and approval prior to <br />issuance of any Village Townhome permits. <br />39. The private drives shall not exceed 26 -feet in width (face to face). <br />40. The developer should provide information detailing how the private drives would be <br />distinguished from public streets (concrete aprons, signage, narrower width, etc.) for <br />City review and approval. <br />41. Public streets within the development shall be 32 feet in width (face to face). <br />42. The maximum driveway curb cut width shall be 24 feet. <br />43. Guest parking in the Patio Home neighborhood shall be revised to comply with the <br />30 -foot required setback from the parkway. <br />44. The applicant must provide a minimum of 66 guest parking stalls in the Village <br />Townhome neighborhood. Where possible, the parking plan should be revised to <br />eliminate guest parking that is located in the front yard of the townhome units. <br />45. The developer shall identify the number and location of 1-, 2- and 3 -car garages for <br />each unit type. <br />
