Resolution 2002-66 <br />Page 7 <br />46. The right-of-way for the parkway shall be dedicated with the final plat for the first <br />phase of the development. <br />47. Cross access and maintenance agreements shall be recorded with the final plat for all <br />shared privatedriveways or streets. <br />48. Drainage and utility easements shall be recorded with the final plat for all private <br />drives. <br />49. The development shall comply with the Fire Chiefs requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />50. The applicant shall comply with all conditions in the City Engineer's letter dated <br />December 10, 2002. <br />51. A detailing phasing plan showing temporary access from the south must be submitted <br />for City review and approval prior to issuance of permits. <br />52. The City will reimburse the developer for the cost of increasing the size of the <br />waterline 24" where requested by the City. The applicant shall work with the City <br />Engineer to size utilities. <br />53. The 24" watermain shall be extended to tie into the City water tower on the north. <br />The developer must obtain an easement from the property owner to the north to make <br />this connection. <br />54. Utilities shall be extended to the property lines. <br />55. The existing well and septic shall be abandoned and municipal utilities shall be <br />extended to serve this property in the first phase of development. <br />Sidewalks and Trails <br />56. A 10 -foot wide trail shall be constructed on the east side of the parkway. This trail <br />shall extend to both the north and south property lines. <br />57. A 5 -foot wide sidewalk shall be constructed on the west side of the parkway. This <br />trail shall extend to both the north and south property lines. <br />58. A minimum 5 -foot wide boulevard shall be maintained between the parkway and the <br />sidewalk or trail and the boulevard shall be maximized where possible. This area <br />shall be landscaped with canopy trees according to the parkway landscaping plan to <br />be approved by the City. <br />59. Sidewalks and trails shall be provided through out the development as shown on the <br />plans submitted by the applicant on November 21, 2002, except as amended by this <br />resolution. <br />
