Relocate the sidewalk from the east side to west side of 158' Avenue between Drive I <br />and 159' Street to eliminate the unnecessary street crossings. <br />61. Sidewalks are proposed along all public streets. At the time of final plat review, the <br />City may require sidewalk easements or additional drainage and utility easements to <br />insure adequate area for utility installation and the landscape plantings. <br />62. The HOA shall be responsible for maintenance of sidewalks within the development. <br />63. South of 157h Street, the trail shall be relocated to wind through the linear park. <br />64. North of 157' Street, the trail shall be relocated to wind through the linear park. <br />65. Where the trail is planned within the linear park, the plans shall be revised to show a <br />10 -foot wide trail, as called for in the Everton Avenue study, except as directed by the <br />City Council and staff to preserve significant trees. <br />Parks/Open Space <br />66. The land proposed for park dedication and the school/community playfields shall be <br />deeded to the City with the final plat for the first phase of the development. <br />67. The HOA documents shall ensure that northwest wildlife/open space corridor is <br />preserved. <br />68.Outlot I shall be replatted as a common lot. The HOA documents for the Village <br />Townhomes shall note that this area shall be retained as private recreation space. <br />69. The area identified on the plans as "park 4" shall be private open space maintained by <br />the HOA. The developer shall provide the City with an easement for the proposed <br />trail. <br />Drainage/Stormwater Management <br />70. The applicant shall obtain approval of the land development plan by the Rice Creek <br />Watershed District, including the proposed wetland impacts and mitigation. <br />71. The plans shall note the ordinary high water and 100 -year high water elevation for all <br />water bodies. <br />72. The minimum floor elevation shall comply with Section 1175-060.1 of the Hugo <br />Zoning Ordinance. The applicant shall provide minimum floor elevations for all <br />Patio Home and Village Townhome units to ensure compliance with City <br />requirements. <br />73. The applicant shall provide a wetland mitigation plan for City review. <br />74. The applicant shall comply with all conditions from the City water resources engineer <br />letter dated December 2, 2002. <br />
