t. <br />CITY OF HUGO <br />RESOLUTION 2001- 36(A) <br />APPROVING PRELIMINARY PLAT FOR SEDONA HOMES FOR PINEVIEW <br />MEADOWS 2ND ADDITION ON PROPERTY LOCATED SOUTH OF EGG LAKE <br />ROAD AND EAST OF HIGHWAY 61 <br />WHEREAS, Sedona Homes has requested approval of a preliminary plat to allow <br />construction of 66 townhome lots on property legally described as follows: <br />Insert Legal Description <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat for Sedona Homes on property located south of Egg Lake Road and East <br />of Highway 61, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of 66 townhome lots, in <br />accordance with the plans and application received by the City on June 6, 2001, <br />except as amended by this resolution. <br />2. The applicant shall demonstrate that adequate water pressure and flows are available <br />to serve the development at the time of final plat. If needed to provide adequate <br />pressure or flows, the applicant shall loop the water main to the existing water main <br />along Highway 61. <br />3. The water main in the east/west street shall be increased from a six-inch pipe to an <br />eight -inch pipe to allow for the looping of the water main. <br />4. Sidewalks shall be required along one side of the public street. Sidewalk easements <br />may be required at the time of final plat if additional area is needed to accommodate <br />the sidewalks and utility installation. <br />5. The applicant shall pay park dedication fees prior to recording of the final plat. <br />6. The applicant shall obtain approval of the land development plan by the Rice Creek <br />Watershed District. <br />
