CITY OF HUGO <br />RESOLUTION 2001- 59 <br />APPROVING A PUD PLAN AND PRELIMINARY PLAT FOR SOLID GROUND <br />DEVELOPMENT FOR HIDDEN HILLS PRESERVE ON PROPERTY <br />LOCATED EAST OF GOODVIEW, SOUTH OF 130' STREET, AND NORTH <br />OF 125rH STREET <br />WHEREAS, Solid Ground Development has requested approval of a PUD and <br />preliminary plat to allow a cluster housing development consisting of 12 single family <br />lots on property legally described as follows: <br />(see attached) <br />WHEREAS, the Planning Commission has reviewed the PUD and preliminary plat at a <br />duly called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the PUD <br />and preliminary plat for Solid Ground Development for property located east of <br />Goodview, south of 130` Street, and north of 125" Street, subject to the following <br />conditions: <br />1. A PUD and preliminary plat is approved to allow the creation of 12 single family lots, <br />in accordance with the plans and application received by the City on September 4, <br />2001, except as amended by this resolution. <br />2. The applicant shall revise the plat to provide the correct lot dimensions for Lot 5, <br />Block 2 prior to submittal of a final plat. <br />3. The applicant shall provide an emergency vehicle access as shown on the preliminary <br />plat. The emergency access shall comply with the following standards: a) A gate <br />shall be installed at the end of the private drive to prevent general traffic from using <br />the emergency vehicle access; b)The drive on the subject property shall consist of a <br />seven -on design; c) "No parking fire lane" signs shall be installed adjacent to the <br />drive; d) The City's Fire Chief shall approve the type of gate and signage prior to <br />installation; e) The emergency vehicle access shall extend from the end of the cul-de- <br />sac to Goodview Avenue; and f) The homeowners association shall be responsible for <br />general maintenance of the emergency access, including keeping it clear of snow in <br />the winter time. <br />4. The applicant shall provide a 33 -foot public roadway easement along the northerly <br />boundary of the plat. Additionally, the applicant shall provide additional roadway <br />easements in the northeast and northwest comer of the plats to allow for future <br />
