Resolution 2001-59 <br />Page 2 <br />roadway extensions. These easements shall be provided to the City Engineer for <br />review prior to recording. <br />5. The applicant shall provide a public roadway easement over the emergency vehicle <br />access located on the subject property. <br />6. The applicant shall provide the City with a copy of the emergency vehicle access <br />easement over the adjacent property. <br />7. The public street shall be a minimum of 32 feet measured shoulder to shoulder for the <br />first 1,600 feet. The remainder of the street shall be 28 feet measured shoulder to <br />shoulder. The cul-de-sacs shall have a minimum radius of 50 feet. <br />8. A survey of each lot shall be submitted with all building permits for new homes. The <br />survey, in addition to the information required by City ordinances, shall include 1) <br />existing and proposed contours/elevations, 2) significant trees over 12 inches in <br />diameter, and 3) proposed ground cover and/or natural area preservation. <br />9. The applicant shall require at least two tree (minimum diameter of 2.5 inches) in the <br />front yard of each home site. <br />10. The applicant shall attempt to minimize the removal of all significant trees. A <br />significant tree is defined as a tree that is 12 inches or larger in diameter. Significant <br />tree removal for a home, driveway, and septic systems shall be permitted if the <br />homeowner can demonstrate that no other feasible option exists. Further, significant <br />tree removal shall be permitted for the proposed road and drainage improvements as <br />shown on the preliminary plat. <br />11. The applicant shall provide a conservation easement over the common open space <br />areas. <br />12. The applicant shall provide the City with a copy of the homeowners association <br />documents prior to recording the final plat. The homeowners documents, at a <br />minimum, shall address the following: 1) maintenance of the emergency vehicle <br />access, 2) the common open space areas, 3) the proposed trail, 4) restrictions on tree <br />removal and landscaping, and 5) the need to submit a grading plan and tree <br />preservation and landscaping plan with each home site. <br />13. Storm water fees in the amount of $13,068 shall be paid prior to the recording of the <br />final plat. <br />14. Park dedication fees in the amount of $16,200 shall be paid prior to the recording of <br />the final plat. <br />
