0- .' <br />CITY OF HUGO <br />RESOLUTION 2001- 74 <br />APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR <br />SOLID GROUND DEVELOPMENT FOR HIDDEN HILLS PRESERVE ON <br />PROPERTY LOCATED EAST OF GOODVIEW, SOUTH OF 130TH STREET, <br />AND NORTH OF 125m STREET <br />WHEREAS, Solid Ground Development has requested approval of a final plat for 12 <br />single family lots on property legally described as follows: <br />(see attached) <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat and development agreement for Solid Ground Development for property located east <br />of Goodview, south of 130"' Street, and north of 125"' Street, subject to the following <br />conditions: <br />1. A final plat is approved to allow the creation of 12 single family lots, in accordance <br />with the plans and application received by the City on November 19, 2001, except as <br />amended by this resolution. <br />2. The applicant shall provide an emergency vehicle access as shown on the preliminary <br />plat. The emergency access shall comply with the following standards: a) A gate <br />shall be installed at the end of the private drive to prevent general traffic from using <br />the emergency vehicle access; b) The drive on the subject property shall consist of a <br />seven -ton design; c) "No parking fire lane" signs shall be installed adjacent to the <br />drive; d) The City's Fire Chief shall approve the type of gate and signage prior to <br />installation; e) The emergency vehicle access shall extend from the end of the cul-de- <br />sac to Goodview Avenue; and i) The homeowners association shall be responsible for <br />general maintenance of the emergency access, including keeping it clear of snow in <br />the winter time. <br />3. The applicant shall provide the City with a copy of the emergency vehicle access <br />easement over the adjacent property prior to recording the final plat. <br />4. The public street shall be a minimum of 32 feet measured shoulder to shoulder for the <br />first 1,600 feet. The remainder of the street shall be 28 feet measured shoulder to <br />shoulder. The cul-de-sacs shall have a minimum radius of 50 feet. <br />
