Resolution 2000-47 <br />Page 4 <br />17. All roof mounted equipment shall be screened by parapet or roof forms. Wood and <br />metal enclosures shall be prohibited. Ground mounted equipment must be screened <br />by walls designed and located so to be aesthetically harmonious and compatible with <br />the building. Materials for screening walls shall be of the same materials as the <br />primary structure. <br />18. The buildings shall have varied and interesting detailing. Large unadorned walls <br />shall be prohibited. All large wall areas must be relieved by architectural detailing, <br />such as change in materials, change in color, offsets, or other significant visual relief <br />provided in a manner or at intervals in keeping with the size, mass, and scale of the <br />wall and its views from public rights-of-way. <br />19. The major building massing of the principal structure shall be parallel to the street <br />frontage of the lot. <br />20. Trash and recycling storage areas shall be designed internal to the principal building <br />or as an integral part of the building. <br />21. All building elevations shall receive nearly equal treatment and visual qualities. <br />22. All principal buildings shall have entries that are visible or obvious from the street. <br />23. Elevations of all sides of a proposed building shall be submitted with the site plan for <br />determination of compliance with the above requirements. <br />24. A comprehensive sign plan shall be submitted for Planning Commission review and <br />City Council approval prior to erecting any signage on the property. <br />25. Special landscape screening or building design measures shall be required to <br />minimize and limit the visual impact of loading areas from customer access points <br />and public rights-of-way. <br />Landscaping/Lighting <br />26. At least two deciduous trees shall be planted in the front yard of each single and two- <br />family dwellings. <br />27. Landscape plans consistent with City requirements shall be submitted for the <br />commercial buildings, townhomes, and apartments. <br />28. Boulevard trees shall be planted along both sides of all local streets. The trees shall <br />be planted at a minimum of 50 feet on -center. <br />
