NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, WASHINGTON COUNTY, MINNESOTA: 1. The City Council of the City of Hugo hereby intends to draft a formal proposal to the United States Postal Service for the construction of a new post office at either of the above locations. The Postal Service could choose either site they desire. 2. The City will construct a building upon the property chosen by the Postal Service. The building will be constructed to meet the requirements of the Postal Service. 3. Said building would then be leased to the Postal Service subject to the terms herein (and such other and further terms as are finally negotiated between the City and the Postal Service). 4. The lease of the land and building to the Postal Service shall run for a period of twenty (20) years. 5. The real estate will be leased to the Postal Service at the rate of $ 8,500.00 per year. 6. The lease payments for the building will equal the City's mortgage/bond payments for the construction of the facility (as amortized out for twenty years). 7. The Postal Service shall be responsible for the payment of all costs associated with the operation of the post office to include, but not be limited to, taxes, utilities, garbage pick- up, water, sewer, maintenance, etc. 8. The Postal Service shall at its sole cost and expense maintain in good condition the building and property. At the end of the twenty year term the building and property shall be turned back over to the City in good condition. 9. The lease shall also include such other terms as are necessary, feasible, and/or in the best interests of the City of Hugo and the Postal Service. Adopted by the City Council this ," day of , 1994.
