Planning Commission Minutes —November 18, 2010 <br />Page 2 <br />Schumann asked if the central residential district allowed for multi -family homes. <br />Rachel Answered townhomes and twin homes are allowed with a conditional use permit. <br />McRoberts asked for some clarification why Mr. Shearen's zoning was changing. <br />Bryan explained that staff looked for inconsistency between the land use and zoning maps. The <br />land use plan had the property guided for residential. He also explained that the question is how <br />should the property should develop in the future and how it would be hard to rebuild a home on <br />property that was zoned for commercial. <br />Sandra Jasinski, 17431 Greystone Ave N, asked if the property would always have a minimum <br />lot size of 1 unit per 10 acres. <br />Rachel answered that the future urban service area in which she is zoned would change from 1 <br />unit per 10 acres to 1 unit per 20 acres. <br />Mike Gallivan, 12493 Forest Blvd. N wanted to check the zoning change and questioned if there <br />would be a tax increase on his property. <br />Rachel stated that he is currently zoned single family detached residential and it would be <br />changed to NS neighborhood service which is a commercial zoning district. <br />Schumann answered that the tax is usually based on the highest and best use of the property by <br />the assessor. <br />Mr. Gallivan asked if the property to the south is changing to this zoning district as well. <br />Rachel answered that the property has been approved with a Planned Unit Development but <br />would have a commercial use. <br />Mr. Gallivan asked if a drive through business would be allowed in the NS district and about the <br />option of having an accessory building on the property. <br />Rachel answered yes a drive though is allowed with a Conditional Use Permit. She also <br />explained that accessory buildings are allowed however they are approved on a case by case <br />basis. <br />Stephen Shaw, 17940 Foxhill Ave N, had questions about the land uses in his area. He <br />questioned why his property would be guided for medium density when other areas of the City <br />were guided for low density. <br />Schumann stated that the land use map is a general district overlay and that his property may not <br />actually be used for that use when or if it develops. <br />Rachel added that his property is currently zoned Future Urban Service. <br />
